About this Project:
LCSL is proud to have partnered with KNG Services on the delivery of a state-of-the-art Building Energy Management System (BEMS) for City Labs 4.0 – a landmark 6-storey, 125,000 sq.ft mixed-use development located in the heart of Manchester.
The building combines high-specification office and laboratory spaces and represents the latest phase in the growing City Labs cluster, a key driver of innovation in life sciences and healthcare across the Greater Manchester region.
To meet the project’s ambitious sustainability and performance goals, LCSL installed a Tridium-based BEMS to monitor and control the building’s VRF and ventilation systems.

To ensure optimal indoor air quality and intelligent ventilation control, Modbus-connected Indoor Air Quality (IAQ) sensors were deployed throughout the building. These sensors can continuously monitor:
Data from these IAQ sensors is used to dynamically control the Variable Air Volume (VAV) systems, ensuring a healthy, energy-efficient, and responsive indoor environment tailored to the building’s mixed-use needs.
