About this Project:

Linear Control Systems were appointed to deliver a complete controls solution for the ground source heat pump (GSHP) energy centre serving the prestigious No.1 Mayfair development in Central London.

The key challenge was to implement a specialist GSHP control system that could operate fully standalone for resilience and performance, while also integrating seamlessly into the site-wide Building Management System (BMS) provided by others. The client needed confidence that the energy centre would run efficiently, be easy to monitor, and provide accurate metering data to support sustainability and operational reporting requirements.

This project demonstrates Linear’s capability to deliver robust, specialist energy centre controls for complex, high-value developments where performance is critical, reliability cannot be compromised and integration with third-party systems is essential.

The Challenge

The project required a specialist GSHP control system capable of operating fully standalone for resilience, while integrating seamlessly into the site-wide BMS provided by others. The energy centre incorporates a borehole array, dry air coolers and multiple GSHP units providing year-round heating and cooling to this high-profile residential complex.

Key requirements included:

  • Reliable and efficient plant sequencing
  • Protection and long-term performance of the ground array
  • Accurate energy metering for sustainability reporting
  • Clear operational visibility for facilities management

A single point of responsibility was also required across the full controls scope to minimise interface risk and ensure consistent system performance.

Our Solution

Linear delivered a complete end-to-end controls package including:

  • Reliable year-round heating and cooling
  • Optimised coordination between boreholes, heat pumps and dry air coolers
  • Improved operational transparency through accurate metering
  • Seamless integration with the site-wide BMS

The system was developed using Tridium Niagara, providing a robust and flexible platform for advanced energy centre management.

The standalone architecture ensures the GSHP plant continues to operate safely and efficiently regardless of upstream BMS status, while still providing full alarms, trends and metering data to the central management system.

The Outcome

The completed installation provides:

  • Reliable year-round heating and cooling
  • Optimised coordination between boreholes, heat pumps and dry air coolers
  • Improved operational transparency through accurate metering
  • Seamless integration with the site-wide BMS

This project demonstrates Linear’s capability in delivering specialist energy centre controls for complex residential developments where performance, resilience and integration are critical.
